  • No evictions in the past 7 years
  • Positive references from prior landlords
  • 12-month lease, renewing annually
  • Security deposit equal to one month's rent
  • Renter's insurance with $100,000 liability coverage before move-in
  • No pets (assistance animals are handled under fair housing law)
  • Smoke- and vape-free home, inside and out
  • Tenant pays electric, water, trash, and internet, and handles lawn care and snow removal
